St Lucia’s median house price in June 2026 stands at approximately $2.1M, reflecting a
4.5% decrease from this same month last year, but maintaining a strong position with a
102.9% growth over the past decade. The unit market, however, recorded a solid gain,
with its median price reaching around $870K, a significant 15.7% increase compared to
June 2025. This same month 10 years ago, unit prices were approximately $424K lower,
representing a remarkable 94.5% growth. This unit performance has outperformed some
broader market trends, coinciding with persistent demand for higher-density stock.

St Lucia’s rental market continues its upward trajectory in June 2026. The median
weekly house rental rate, approximately $950, recorded a solid 5.6% gain over the last
year and a significant 53.2% increase over the past decade. Units also demonstrated
robust performance, with their median weekly rental rate reaching approximately $695,
representing a strong 6.9% rise from this same month last year and an impressive 61.6%
surge over the last 10 years. This performance reflects a robust local market,
maintaining its premium position and generally outpacing broader market averages
across both property types.

For the 12 months ending April 2026, St Lucia’s sales counts reveal a distinctly premium
housing market, with house transactions notably concentrated between $1.5M and $3M,
including 26 sales within $1.5M-$2M and 33 sales between $2M-$3M. A singular luxury
house sale also occurred above $5M. The unit market, in contrast, demonstrates a robust
spread across more accessible price points, reflecting strong market confidence.
Significant volumes were recorded from $500K to $1M, representing 55 and 77 sales
respectively, with substantial activity continuing into the $1M-$1.5M bracket with 57
sales, solidifying its premium unit presence.

New listings in June 2026 recorded a modest 11.8% monthly decline from May,
reaching 15 properties in St Lucia. This figure represents a sharp 46.4% drop compared
to June 2025 (28 listings) and is also lower than the 18 properties recorded in June
2024. The consistent decline reflects persistent supply constraints and reinforces
limited vendor activity, a trend that contrasts with some broader market movements as
the area navigates local dynamics.
