Milton’s housing market continued its upward trajectory in June 2026, with the median
house price reaching approximately $2.1M. This represents a solid gain of 31.3%
compared to this same month last year, and an impressive 156.1% increase from this
same month 10 years ago, reflecting stronger growth than broader capital city trends.
The unit market also recorded a robust performance, with the median unit price now
standing at approximately $820K, marking a 22.7% rise over the past year and a 40.9%
increase over the decade. These sustained median price gains have occurred alongside
an ongoing demand for premium positioned properties.

Milton’s median weekly rental rate for houses, based on 12-month rolling data, currently
stands at approximately $925, reflecting a solid 2.8 per cent gain compared to this same
month last year and a remarkable 65.2 per cent increase over the past decade. The unit
market in the area has similarly demonstrated strength, with median weekly rental rates
at approximately $720, representing a significant 10.8 per cent rise annually and a
robust 71.4 per cent increase over ten years. This performance has occurred alongside
broader market trends, where demand for higher-density housing continues to outpace
house rent growth, maintaining its premium position within regional Queensland.

Milton, QLD, recorded a dynamic sales landscape for the 12 months ending April 2026,
with units representing the dominant share of transactions. The unit market exhibited
significant activity, concentrated heavily in the $500K – $750K and $750K – $1M
brackets, with 58 and 90 sales respectively, while 27 units sold between $1M and $1.5M.
House sales were fewer in number, primarily occurring at premium price points; 10 sales
were recorded between $2M and $3M, and 6 between $1.5M and $2M. This distribution
reflects distinct tiers of affordability, with units offering entry-level options and houses
maintaining a premium position, a pattern that has occurred alongside general market
movements.
